2. Purpose and scope of these General Terms and Conditions

These General Terms and Conditions define the basic legal framework of the relationship between the Service Provider and the Guest. The purpose of this document is not only legal compliance, but also to make the operating conditions clear in advance and to help prevent situations that may lead to misunderstandings or disputes.

By using the service, the Guest accepts these terms. These General Terms and Conditions become part of the contract upon confirmation of the booking and payment of the deposit.

3. Nature of the service

Anna Guest House is primarily an accommodation designed for communities and groups. It is typically rented as a whole house and is intended for use where guests spend time together in shared spaces, with consideration for one another, rather than staying separately in isolated rooms.

The house is suitable for family gatherings, meetings with friends, corporate team-building events and smaller workshops. During the stay, guests use a closed, independent environment at their own responsibility.

4. Formation of the contract

The booking process always begins with prior consultation. The Guest requests an offer, to which the Service Provider responds and clarifies the conditions. The contract is concluded when the Service Provider confirms the booking and the Guest pays the deposit within the specified deadline.

Verbal agreements do not constitute a contract. The legal relationship is always based on written confirmation and financial performance.

5. Payment terms

A deposit is required to secure the booking. This is not merely an administrative step, but a condition for holding the accommodation, as the booked period can no longer be reliably offered to other guests.

The remaining amount may be paid in different ways, according to prior agreement. The payment terms are always recorded in the booking confirmation.

6. Cancellation and modification

In the event of cancellation, the deposit is non-refundable. The reason for this is that the Service Provider may no longer be able to reliably offer the booked period to another guest.

Modification of the booking, including changes to the date or the number of guests, is only possible if the capacity and availability of the accommodation allow it. Any modification requires separate consultation in all cases.

7. Use of the accommodation

The Guest uses the accommodation at their own responsibility. This is not a formal clause only, but has practical importance: the house is not a supervised accommodation facility, and the Service Provider is not continuously present on site.

The Guest is obliged to use the house properly, respect the surroundings, and follow the basic rules of peaceful coexistence. The accommodation is not suitable for any use that disturbs the peace of others or places unreasonable strain on the furnishings or facilities.

8. Liability and damage

The Guest bears full responsibility for any damage caused during the use of the accommodation. This applies to all cases where damage occurs to the house, its furnishings or its surroundings, regardless of whether the damage was caused by the Guest, a companion of the Guest, or a person under the Guest’s supervision.

  • If damage occurs, the Service Provider is entitled to assess the extent of the damage and claim the cost of repair or replacement from the Guest. The amount of damage is determined on the basis of the actual repair or replacement costs.
  • If the damage is significant, or if no agreement is reached between the parties, the Service Provider is entitled to enforce the claim by legal means. This may include a payment notice, debt collection procedure or, if necessary, court proceedings.

The Service Provider accepts no liability for the Guest’s personal belongings, valuables, or for vehicles left in the parking area and their contents.

9. Refusal or termination of the service

The Service Provider is entitled to refuse or terminate the provision of the service if the Guest’s behaviour endangers the condition of the accommodation, the peace of others, or the performance of the contract.

This includes, in particular, cases where the Guest fails to fulfil payment obligations, does not use the accommodation properly, or behaves in a manner that is incompatible with the use of the accommodation.

10. Complaints

Any comments or complaints related to the accommodation must be reported during the stay. This makes it possible for any problems to be handled on site while they can still be properly examined.

The Service Provider is not obliged to accept complaints made after departure, as in such cases the situation can no longer be properly investigated.

11. Force majeure

The Service Provider is not liable for events that are beyond its control and that could not have been foreseen or prevented. Such events may include, for example, natural damage, utility service outages or other extraordinary circumstances.

12. Data protection

The processing of personal data is governed by the Privacy Policy. The Service Provider processes personal data only to the extent necessary for the performance of the service.

13. Final provisions

In matters not regulated by these General Terms and Conditions, the applicable Hungarian laws, in particular the provisions of the Hungarian Civil Code, shall apply.

The Service Provider reserves the right to amend these terms. The current version is always available on the website.

In the event of any discrepancy, uncertainty or interpretation issue between this English version and the Hungarian version of the General Terms and Conditions, the Hungarian version shall prevail.
